4 Things To Consider When Selling Property In Greece

Are you thinking about selling your property in Greece? If the answer is yes, then the next question is ‘are you actually ready to sell your property in Greece?’

What we mean by this, is in terms of preparing technical documents necessary for the sale. Here’s a look at some of the things you should be aware of:

1. What am I required to provide?
When selling buildings and/or parcels of land, you are required to provide a “Declaration of Legal Property Status - Law No. 4495/17”. When selling buildings, you must also provide an “Energy Performance Certificate”. There is obviously a great deal of further documentation needed as well, but these are the two most important technical certificates to keep in mind.

2. Where to start?
Do a “legal check” on your real property. If you do not have copies of your original building permits, floor plans/drawings and deeds, your architect-engineer can collect these documents from the administrative public entities for you. After you have all files in hand, schedule an on-site inspection with your architect-engineer to make sure that all built structures on-site comply with what has been declared on the lawfully issued building permit.   

3. What if violations are determined?
If violations are determined, a “Declaration of Legal Property Status - Law No. 4178/13” cannot be issued. In order to proceed with selling or transferring, you must first declare all property violations.

4. What is an Energy Performance Certificate?
Energy Performance Certificates, issued only by certified Energy Inspectors, state the level of a building’s energy efficiency. You may think it is an insignificant measure, but if illegally built space or use that has not been declared is indicated, these violations will be recorded on-line on the Greek Tax System and can without a doubt, be used against you in the future.
